Index based on the Halifax' own data for house purchase transactions which are financed via mortgage approval. Information is obtained about: purchase price, location (region), type of property, Age of property, tenure and number of rooms, separate toliets, central heating, number of garages/garage spaces, garden, land area of greater than one acre, road charge liability. From this, a number of standardised indices are generated covering different categories of houses and of buyers (first time buyers and former owner-occupiers). The database is described as 'exceptionally large'
Longest running monthly house price series
Only covers mortgages therefore does not include cash purhases. The Halifax only uses its own data because it can process it immediately and does not need to await the receipt of data from other lenders which means that they are more timely than the ONS HPI
