Index based on the Nationwide's own data for house purchase transactions which are financed via mortgage approval. Approvals data is used as opposed to mortgage completions since it provides an earlier indication of current trends. Nationwide prices are mix adjusted - track a representative house price over time rather than the average price. An exact sample size is not provided but Nationwide state that they have sufficient data to produce a representative house price series as they are the second largest mortgage lender in the UK with an average market share of 15% (2012-2015). Regional coverage likely to be uneven (e.g. not so strong in Scotland).
The Nationwide have been producing a house price index since 1952 although this was published on a quarterly basis until 1991 when it became monthly.
Re-mortgages and further advances are excluded. Buy to let properties are excluded. Right to buy sales at discounted prices are excluded. Cash sales are not counted as only mortgage data is considered.
