Data can be downloaded in 3 different formats: 1) single file: contains all the up to date data from 1995 to the current date, 2) monthly file: contains a single monthly file of the transactions received in the period from the first to the last day of the corresponding month, including any changes or deletions to previously downloaded data, 3) yearly file: contains annual files of up to date data, ranging from 1995 to the current date. Unlike the monthly files described above, yearly files are collated on the date of the transaction/deed date rather than the date that the information was lodged with Land Registry.

Dataset Quality

There is a time lag between purchase and registration with Land Registry. For most properties, this is completed within 2 months and, as such, the most recent two months worth of data should be treated as provisional. Some sales will be omitted where they have not been lodged with Land Registry. Certain types of transactions are not required to be registered with Land Registry. These include: sales that were not for full market value e.g. the sale of part of a property; transfers, conveyances, assignments or leases at a premium with nominal rent which are: 'Right to buy' sales at a discount; subject to a lease; subject to an existing mortgage; to effect the sale of a share in a property by way of a gift; under a compulsory purchase order, under a court order, to Trustees appointed under Deed of appointment. Vesting Deeds Transmissions or Assents of more than one property and leases for seven years or less are also exempt from registration.

Dataset Access and Use

Freely available single file (full time span), monthly and yearly are available via the government webpages. A report builder tool is also provided on their website to tailor datasets by time or location. A attribution should be made.

Land Registry request that if you intend to publish from the data that you let them know in advance of publication.
